Vanity and Basin Installation in Teneriffe
A new vanity becomes plumbing work the moment a tap, supply or waste line is touched, so the connections belong to a licensed plumber. Queensland law reserves that work, and it protects the timber floors and shared stacks this suburb is full of.

A straight swap keeps the job simple. A moved or second basin adds paperwork, because it counts as a new fixture. Either way, vanity installation in Teneriffe comes with a fixed quote before any work starts, and same-day where we can, 7 days a week.
If you are weighing up the whole room, our bathroom plumbing work covers the rest of the fixtures too, and the Teneriffe home page maps every service on this site.

Who May Install a Vanity in Queensland
Yes, a licensed plumber is required: hooking up the tap, the supplies and the waste is regulated work, and a home owner cannot legally do it. The QBCC splits these jobs into two categories.
Minor work
replacing a vanity or basin in the same position. A QBCC licensee carries it out, with no permit needed and no Form 4 to lodge.
Notifiable work
installing a new basin, adding a second one, or relocating an existing one. No council permit applies, but a Form 4 goes to the QBCC within 10 business days of finishing.
Two situations need a check first. An apartment owner should ask whether the job is notifiable, because some unit renovations are more complex and need a permit from council. A tenant needs the owner or manager's written approval on a Form 23 before attaching any fixture.

Like for Like or a New Position
The price turns on the layout, not the unit itself. Four things drive it:
- whether the new vanity lands where the old one stood;
- whether the supply or waste lines have to move;
- the tap and fittings chosen;
- how open the access to the pipework is.
A relocated or extra basin makes the job notifiable, which adds a step. The licensed contractor lodges the Form 4 and pays the QBCC lodgement fee, and may pass that cost, including the administrative side, on to you.
The fixed quote settles the figure once one of our plumbers has seen the job. Nothing is guessed over the phone, and nothing goes ahead until you approve it.

From Disconnect to Leak Test Under the Basin
The plumber's part of the job runs through five pieces of work:
- disconnecting the old tap and waste;
- connecting the hot and cold supplies to the new tap, through an isolation valve on each line;
- fitting the waste through a trap, whose water seal blocks sewer gas from rising up the basin;
- matching the waste fitting to the basin, with an overflow connection where the basin carries one;
- testing every joint for leaks before the job closes.
The tap itself is a plumbing product. It needs WaterMark certification, plus registration under the national water-efficiency labelling scheme, before a licensed plumber may legally fit it.
The isolation valves earn their keep later. They shut the basin off on its own, without killing water to the rest of the home, which matters in an apartment where one shared riser feeds several units.

Above-Counter, Semi-Recessed and Undermount Basins
A wall-hung vanity is carried by the wall behind it, so the wall has to take the weight and the pipes have to sit at the right height inside it. A floor-standing vanity puts its weight on the floor and hides the connections in the cabinet, where a slow drip can go unnoticed until the base swells.
Three mounting styles change how the basin sits:
- an above-counter basin sits proud of the benchtop;
- a semi-recessed basin sits partly into it;
- an undermount basin is fixed and sealed beneath it, so the benchtop opening is cut to suit it exactly.
The set-out is settled before the unit is ordered. Tap holes decide whether the basin takes a single mixer or separate taps, and switching between the two means reworking both the holes and the supply positions. The waste position and the supply heights follow the same plan.

Compact Bathrooms and Woolstore Conversions
The suburb grew fast, and the building numbers show it. Area-level figures put population growth at 21.6 per cent between 2020 and 2025, with 715 dwellings approved in 2021-22 alone. Most of that lands in apartments, many of them fitted into converted woolstores near Sir Manuel Hornibrook Park and along the riverside streets.
Those bathrooms tend to be compact, which pushes owners toward a wall-hung vanity to free up floor space. The catch is the wall: pipework in these conversions runs boxed through old brick and timber, so the set-out gets checked before the unit is ordered, not after it arrives.
A braided hose that lets go in one of these buildings spreads water across timber floors and into the ceilings of the units below, so shutting the supply is the urgent step. It is also the reason we fit isolation valves on every new basin connection. Vanity and Basin Questions Answered
Call (07) 3524 0766Is a vanity swap minor work or notifiable work in Queensland?
The position decides the category. A swap in the same spot is minor work, done by a QBCC licensee with no permit and no Form 4. A new, second or relocated basin is notifiable work, so a Form 4 must reach the QBCC within 10 business days of completion.
What does a plumber actually do when fitting a new vanity?
The plumber starts by disconnecting the old tap and waste. Next comes the new tap, fed through an isolation valve on each line, then the waste through a trap matched to the basin. Each connection is leak-tested before we finish.
Which basin types change the plumbing job?
Above-counter, semi-recessed and undermount basins each sit and seal differently. An undermount basin is fixed underneath the benchtop, so the opening is cut precisely to suit it, and the waste fitting and any overflow connection follow the basin chosen.
Does a vanity swap in a Teneriffe apartment need a permit?
No, a straight swap stays minor work. Some unit renovations run more complex, though, and those call for council approval, so ask the plumber to confirm the category before work begins.
Can a tenant replace a bathroom vanity in a Teneriffe rental?
No, not unless the owner or manager signs off first. Form 23 carries that consent, and a landlord cannot refuse the request without a reasonable ground.
