Strata Plumber in Teneriffe

200+ five-star Google reviews

Most of Teneriffe lives vertically. Census figures put 2,405 flats and apartments against 41 townhouses and 273 separate houses, so almost every call here comes from a community titles scheme. That changes the plumbing questions: who owns which pipe, where the water shuts off, and what to do when water finds the ceiling of the unit below.

Teneriffe Same Day Plumbing team and ute

As a strata plumber Teneriffe residents can book directly, we work on the lot side of that line. Owners, tenants and townhouse residents call us for the pipes and fittings that belong to their own home, and every job is done by a licensed plumber. Where Teneriffe plumbing belongs to the body corporate instead, we tell you plainly so you can pass it on.

Who Looks After the Pipes in a Unit Block

Queensland's rule is simple: the body corporate keeps the shared pipes, and you keep a pipe that feeds your lot alone, sits within your boundaries and avoids boundary structures.

A lot is the unit or townhouse you own in the scheme. Everything outside the lots is common property, which the body corporate administers.

The ownership test has three parts, and a pipe needs all three before it is yours:

  • it supplies water, gas or drainage to your lot and nothing else;
  • it runs within your lot's own boundaries;
  • it keeps clear of every boundary structure.

Boundary structure, in plain terms, means the floor, wall or ceiling where your lot meets another lot or the common property. A dropped ceiling is not one. Around Skyring Terrace and the woolstore precinct, a cold water line in a boundary wall belongs to the scheme. The same line in an internal wall, serving only your home, falls to you.

Shut-Off Points in a Unit

Start at the fixture: turn the isolation valve at the leaking tap, dishwasher or cistern, and the rest of your home keeps its water. Every plumbed fixture in a unit has one, usually a small quarter-turn tap in the cupboard or on the wall behind it.

Your lot's submeter is not inside your home. Under Urban Utilities arrangements, it sits in an accessible spot, generally a common area. Pipes running from the master meter to the submeters, and the valves and enclosure around each submeter, stay with the scheme.

You close the valve at your fixture only. Common-area gear is never yours to touch.

Speed matters in a converted woolstore, where boxed chases and ceiling voids hide a burst hose for hours. One burst hose in a converted store soaks the timber floor and drips into the apartments below, so isolating the fixture fast beats everything else. Our flexi hose replacement page covers the swap before that day arrives.

Leaks That Reach the Unit Below

Most water arriving in the home below comes from three places, each owned by someone different: the shower tray, the heater that supplies your lot alone, and a line hidden in a boundary structure.

  1. Shower tray

yours to maintain as owner or occupier, even if the tray lies beyond your boundary.

  2. Heater supplying your lot alone

also yours, even on common property.

  3. Line hidden in a boundary structure

    the body corporate maintains it.

Isolate at the fixture first, every time, then get the repair booked by whoever owns the pipe or fitting at fault. If water is tracking somewhere nobody can see, our leak detection work traces it before ceilings come down.

The tray under a woolstore conversion bathroom carries every shower for decades, and a failed one leaks silently into the slab or timber below. Our leaking shower repairs page explains how we find the fault without ripping out the whole bathroom.

Townhouse Complexes and Shared Water Pipes

An apartment block puts any pipe in a boundary wall, slab or ceiling on the scheme's books. A townhouse complex reads differently. Under a standard format plan, a water line shared by several lots is the body corporate's, while a line within your boundary that feeds your home alone is yours.

The plan type and the ownership test decide who calls the plumber, so we check both before quoting. For a townhouse, the practical version is short: a supply line reaching only your home, inside your boundary, is yours, and a line shared with a neighbour or passing through a shared structure is not.

Unit and Townhouse Plumbing Questions

Call (07) 3524 0766

Who fixes a burst pipe inside my unit wall?

The wall and the pipe decide. Where the line runs in a boundary structure, the body corporate maintains it; where it serves your lot alone within an internal wall, the repair is yours as lot owner.

Does the body corporate look after my water heater?

No, not when the heater feeds your lot alone. The owner or occupier keeps it in order even where it sits on common property, so arranging repairs is your call.

Does a unit bathroom renovation in Teneriffe need a plumbing permit?

Yes, some do. Renovating an apartment can call for a council permit instead of the usual Form 4, so ask the plumber to confirm the paperwork before work starts.

How do I stop a leak reaching the unit below?

Shut the valve at the fixture or appliance that is leaking, and leave it off. Whoever maintains the pipe or fitting at fault arranges the repair, which may be you or the body corporate.

Is the water meter for a Teneriffe unit inside the unit?

No, submeters sit outside your home. Urban Utilities places a fitted submeter in an accessible spot, generally a common area, and every strata building subdivided since 1 January 2008 comes with one.
